By accessing our site and/or placing an order, you agree to be bound by these Terms & Conditions.

All products are subject to availability and may be withdrawn or amended at any time without notice.
Many of our products, including outdoor kitchens, pergolas, and BBQ units, are made to order or built to specification.
Product images are for illustrative purposes only. Accessories, fixtures, and additional items shown may not be included unless explicitly stated.
4. Orders & Contract Formation
When you place an order, you will receive an acknowledgement email. This does not constitute acceptance.
A legally binding contract is formed only when:
- We confirm acceptance of your order; and
- Full or agreed payment has been received
We reserve the right to refuse or cancel any order prior to acceptance.
5. Pricing & Payment
All prices are in GBP (£) and include VAT where applicable.
Delivery charges are calculated at checkout unless otherwise stated.
We reserve the right to correct any pricing errors. If an error is identified after an order is placed, we will contact you before proceeding.
Payment must be made in full before dispatch unless otherwise agreed in writing.
6. Bespoke & Made-to-Order Products
Products made to your specifications are classified as bespoke or made-to-order.
By placing an order for such products, you confirm that:
- All measurements, specifications, and selections are accurate
- You understand that these items are non-cancellable and non-returnable once production has begun
We reserve the right to require a deposit or full payment before manufacturing begins.
7. Delivery
Delivery is subject to our Delivery & Installation Policy.
Key terms include:
- Delivery is typically kerbside only, pallets delivered via third-party courier,
- Customers must ensure suitable access,
- Additional charges may apply for failed deliveries,
- Customer responsible for positioning, assembly, and packaging disposal.
Risk in the goods passes to you upon delivery.
8. Installation & Assembly
Unless explicitly agreed, we supply products only and do not include installation.Where installation is provided:
- The site must be fully prepared and accessible
- We are not responsible for groundworks or third-party contractor delays
Once a product has been assembled, installed, or modified, it is deemed accepted and cannot be returned unless faulty.
9. Cancellation & Returns
Your rights to cancel and return goods are set out in our Cancellation & Returns Policy.
Key points:
- Standard items may be cancelled within 14 days of delivery
- Bespoke or made-to-order items are exempt from cancellation rights
- Returned goods must be unused and in original packaging
We reserve the right to make deductions for any loss in value resulting from handling beyond what is necessary to inspect the goods.
10. Product Use & Customer Responsibility
You are responsible for ensuring that:
- Products are suitable for your intended use and location
- Installation and assembly are carried out correctly
- Qualified professionals are used for gas and electrical connections where required
We accept no liability for damage or loss caused by incorrect installation, misuse, or failure to follow instructions.
11. Natural Materials & Outdoor Use
Our products may include natural materials such as wood, stone, and metal.
You acknowledge that:
- Variations in colour, grain, texture, and finish are inherent and not defects
- Exposure to outdoor conditions will result in natural weathering over time
These characteristics do not constitute faults.
12. Faulty Goods & Warranty
Your statutory rights under the Consumer Rights Act 2015 apply.
If goods are faulty:
- Within 30 days: you may be entitled to a full refund
- After 30 days: we may offer repair or replacement
Manufacturer warranties may apply to certain products.
Warranty does not cover:
- Normal wear and tear
- Weather-related effects
- Damage caused by misuse, improper installation, or unauthorised modification
13. Limitation of Liability
Nothing in these Terms limits your statutory rights.
To the fullest extent permitted by law, we shall not be liable for:
- Indirect or consequential losses
- Loss of profits, revenue, or opportunity
- Delivery delays outside our control
- Installation issues or third-party contractor work
- Access restrictions affecting delivery
Our total liability shall not exceed the price paid for the goods.

We are not responsible for delays or failure to perform due to events beyond our reasonable control, including but not limited to:

- Transport delays
